The National Flood Insurance Reform Act of 1994 requires lenders to ensure a loan is compliant with flood determination and insurance requirements at the time the loan is originated AND remains in compliance throughout the life of the loan.
In other words, you must not only be able to determine which loans require flood insurance when the time the loan is originated, you must ensure compliance for the life of the loan, by tracking any flood zone changes that occur. Most importantly, lenders can be liable for damages for either failing to disclose that a property in a flood zone or not requiring flood insurance if the property is in a flood zone.
